Preventative Maintenance Programs

Refrigeration

  • Clean condenser coils on self contain refrigeration units for excess grease and dirt
  • Clean evaporators as needed
  • Inspect gaskets
  • Replace pre-filters on all self –contained condenser coils.
  • Wash all rooftop units condenser with cleaner and hot water
  • Clean evaporators as needed
  • Insure time clock and thermostat setting are correct
  • Visually inspect for refrigerant leaks
  • Inspect/tighten door hardware
  • Clean condensate drain pan and lines as needed
  • Inspect freezer door frame and drain heaters
  • Inspect service cords and plugs
  • Verify condenser and evaporator fan motors operation, oil condenser motor, if required.

HVAC & Kitchen Exhaust Systems

  • Clean evaporator and condenser coils for excess grease and dirt. Clean as needed
  • Adjust and/or replace belts as needed
  • Visual inspection of electrical controls
  • Insure all access panels are properly secured
  • Lubricate all bearing as needed
  • Clean outside air damper filters
  • Check temperature drop across evaporator coil
  • Replaced air filter with 2″ pleated and dated with install date
  • Clean evaporator drain pan and drain lines. Add anti fungal tablets as needed
  • Visual check main burner for proper combustion
  • Clean duct smoke detector screens/sensors
  • Winterize P-traps
  • Inspect sheaves, pulleys, bearing, fan blades, and blower wheels.
  • Clean outside make-up air filters (aluminum/metal)
  • Validate that all thermostat are calibrated and setting are locked
  • Check economizer operation

Ice Machines

  • Clean and sanitize bin
  • Wash condenser coils
  • Clean and sanitize evaporator plates
  • Insure that the bin thermostat is functions and properly mounted
  • Check for any algae build-up in ice bin
  • Check for water leaks
  • Replace ice machine filters (Owner or RM can provide)
  • Check bin door for proper operation
  • Clean water inlet screen
  • Clean float system
  • Inspect service cords and plugs

Kitchen Equipment

  • Inspect all gas line for leak and worn connection
  • Visually check all equipment for missing or damage shut-off valves, dials, and knobs
  • Inspect thermostats to determine if calibration is necessary
  • Inspect all burners mixing valves to insure proper location and adjustments
  • Inspect for water leaks on equipment if applied
  • Inspect cords and plugs
  • Inspect and clean the spray jet arms on dish machines
  • Check all filter system for steamer and broilers
  • De-scale steamer
  • Inspect water level on kettles and steam pots
  • Inspect all heating element and lamps
  • Visually check all hand, prep sinks for leaky faucets and drains.
